Why Balconies Fail in Western Pennsylvania

Mars PA Contractor · October 6, 2026

Failing balconies in our area almost always share the same root cause, and it is not the decking. Here is what we find during inspections and how a proper repair should be built.

Why Balconies Fail in Western Pennsylvania

If your balcony is sagging, pulling away from the house, or showing rot at the connection point, the visible symptom is usually the last thing that went wrong.

The real culprit is the attachment

Decks and balconies rarely fail because the boards wore out. They fail because water got into the connection between the structure and the house. Once the ledger flashing fails, water runs behind the ledger board, soaks the rim joist and band, and starts the slow process of rot.

By the time a homeowner notices the flashing detail is soft to the touch, the framing behind it may already be compromised.

Why our climate is hard on them

Western Pennsylvania cycles above and below freezing repeatedly through winter. Water that sits in a joint expands, opens the joint further, and drains deeper next time. Add humid summers and the failure accelerates. A connection that would last thirty years in a dry climate can fail here in ten.

What a proper repair looks like

A repair that only replaces the decking is cosmetic. We approach it in this order:

  • Inspect the ledger, rim joist, and band for rot and probe the surrounding framing
  • Replace compromised framing rather than sistering over it
  • Install new flashing that laps correctly over the ledger, not behind it
  • Use properly rated structural fasteners, not deck screws, for the connection
  • Frame and deck only after the structure is sound

Do you need a permit

Most structural balcony repairs and all full rebuilds need a permit and a drawing. We prepare the paperwork, submit it in our name, and meet the inspector. If an engineer needs to review the connection, we arrange that too.

Warning signs worth a phone call

  • The railing moves noticeably when you lean on it
  • Staining or soft wood where the balcony meets the house
  • Visible gaps between the building and the deck board
  • A bounce that has gotten worse over a season or two

None of those get better on their own. Call 724-742-8150 and we will come look, explain what we find, and give you a fixed-price repair estimate at no charge.
